THE GROUND.

The ground here doesn't sit still. It climbs better than 60 ft from one end to the other, roughly 2,170 up to 2,231, and you feel that pull in your legs before you're halfway across. Tract 1-B is close to 15 acres of live oak ranch land for sale on the X-E Ranch in Kimble County, right in the heart of the Texas Hill Country. It runs long and narrow, so the walk takes you through a full change in the country as the elevation lifts. The higher ground rides along the west side, and that's where the oak/cedar stand thickest, better than half the tract carrying tree cover there. Down off that high side, the land eases toward the lower ground and a scatter of light cover holds along the south. A draw comes in at the northwest corner and works its way toward the middle, close to 620 ft of it, with a couple of shorter draws feeding in near that same northwest corner. After a rain, that's where the water moves and where the ground stays greenest longest. These are seasonal draws, the kind this country runs, and we'll walk them with you so you can read the lay of it for yourself. Now, straight talk about the dirt. This pasture is rocky. That's Hill Country limestone country, and you'll want boots with some sole to them out here. The rock is part of why the oaks and the low brush hold the way they do, and it's the honest character of the place. This pasture carries some history worth knowing. It was worked as a breeding ground for farm raised whitetail, big bucks raised behind high fence. There's 8 ft deer proof fence standing along two sides of the tract, the north and the south, running the full length of each of those sides. Fence off the east and west, or take in the neighboring tracts in this same pasture, and a buyer could set up an exotic or breeder pen the way it was run before. Come see how the existing fence lines sit and what it would take to close it in. The recorded survey governs where the true boundary falls, so we'll show you that alongside the fence. Junction sits close by, where two spring rivers come together and gave the town its name back in 1876. South of there, the old Buck ranch is South Llano River State Park now, with pecan bottoms along the river that hold one of the largest winter Rio Grande turkey roosts in Central Texas. That's the country you'd be settling into. Live oak, limestone, and the kind of quiet that carries. Access to the tract is deeded, and the restrictions stay light, no commercial use and little else to get between you and a home or a weekend place. Walk it in the fall when the heat lets off, and bring good boots. We'll meet you at the gate.
